A soli 15 km da Città di Castello (Umbria) ed a soli 30 km da Cortona (Toscana), sulle colline che dominano l’Alta Valle del Tevere, sorge “Villa Calzolaro”. Può essere definita un paradiso verde per la quiete e gli alti alberi che la circondano. All’interno del parco della villa, completamente recintato, a cui si accede tramite un cancello elettrico, troviamo la piscina (13x6,50 metri; profondità 0,80-2,50 metri) che gli ospiti possono utilizzare a partire dal primo sabato di Maggio fino al primo sabato di Ottobre. La piscina è separata dalla villa da circa 100m di prato all’inglese. Poco distante dalla villa si trova il forno che anticamente era usato per la produzione del pane e che oggi può essere usato dagli ospiti come Barbecue.
Il giardino è così ben curato perche 1-2 volte a settimana il giardiniere va ad irrigare il prato e ad annaffiare i fiori.
Sul lato frontale della struttura si trova la villa vera e propria mentre sul retro della struttura si trova la dependance.
Villa e Dependance (circa 500m²) vengono sempre e comunque affittate insieme così da garantire la privacy dei clienti.

LA VILLA
Si sviluppa su 3 piani. Al piano terra vi sono tre ingressi: due frontali (cucina e sala) ed uno laterale.
Al piano terra troviamo la cucina (provvista di frigorifero, lavastoviglie, forno elettrico e quant’altro necessario a cucinare), la grande sala caratterizzata da due imponenti archi in mattoni, dai comodi divani, dal camino, dalla Tv con impianto satellitare (Hot Bird) e un WC. Dalla sala si può accedere all’esterno sul lato dove si trova il Barbecue in pietra. Sempre dalla sala si può accedere al 1° piano per mezzo di una scala interna in legno.
Il 1° piano è accessibile sia dall’interno della villa, sia dalla scalinata esterna che termina con un loggiato. Sia la scale esterna che quella interna conducono ad una sala caratterizzata da una parete in pietra e da un camino. Dal salotto si può accedere ad una prima camerina con letto a castello e con all’interno un WC ed alla camera matrimoniale. Sempre dalla sala, per mezzo di una scala in legno, si accede al secondo piano.
Il 2° piano è caratterizzato da 2 camere matrimoniali, da due camere con due letti singoli ciascuna, da un salone, da due bagni con vasca e da un bagno con doccia.

LA DEPENDANCE
E’ accessibile solamente dal retro della villa.
Al Piano Terra vi è una piccola camerina con un letto singolo e una ripida scalinata che conduce al 1° piano.
Al 1° piano troviamo un salotto con camino, due camere matrimoniali, bagno con vasca ed una cucina.

“Villa Calzolaro” può essere affittata da un gruppo di amici o da persone facoltose che desiderano dare alloggio anche al proprio maggiordomo o alla propria cameriera.
Si accettano cani ma non più di 2.
Trascorrere una vacanza in questa villa è veramente qualcosa di magico: tranquillità, eleganza e buon gusto sono le parole che più si addicono a questa struttura.

VILLA CALZOLARO “Villa Calzolaro” is only 15 km from Città di Catello (Umbria) and 30 km from Cortona (Tuscany) on the hills that overlook the Tiber High Valley. It can be described as a green Eden for the trees surrounding it and for its quietness. The swimming pool ( 13 x 6.50 m) is in the villa park, which is totally fenced and which can be reached by going through an electric gate. Guests can use the pool from the first Saturday in May until the first Saturday in October. The pool is separated from the villa by a lawn of about 100 m. There is an oven, not far from the villa, which was used, in old times, to bake bread and that guests can now use as a BBQ.
The garden is very well tended and once or twice a week the gardener waters the lawn and the flowers.
The villa is at the front of the property, while the annexe is at the back. Both, of about 500Sqm, are always let together in order to guarantee the guests’ privacy.

LA VILLA
The Villa has three floors. There are three entrances on the ground floor : two at the front (kitchen and living room) and one on one side. The kitchen is on the ground floor and has a fridge, a dishwasher, and electric oven and everything you may need to cook. The large living room has  two impressive brick arches,  comfortable sofas,  Sat TV (Hot Bird) and a toilette. From this room you can get outside into the area where the stone BBQ is. From the living room you can also get to the first floor by means of an internal wooden staircase. You can also reach the first floor by means of an external flight of steps at the end of which there is a portico. Both  flights of stairs lead into a  living room which has a stone wall and a fireplace. From this room you can get to a  small bedroom with a bunk bed and a toilet and to a double bedroom. From the living room you can also get to the second floor by means of another wooden staircase.
There are two double bedrooms on the second floor,  two bedrooms each with twin beds, a large living room, two bathrooms with a tub and one with a shower.

THE ANNEXE
The annexe is at the back of the Villa. There is a small bedroom with a single bed on the ground floor and a steep staircase leading to the first floor where there is a living room with a fireplace, two double bedrooms, a kitchen and a bathroom with a tub.

“Villa Calzolaro” can be rented by a group of very wealthy friends and by people who want to host also a butler or a housekeeper.
Dogs are welcome but not more than two.
Groceries can be found both in Calzolaro and Trestina. The nearest  pizza restaurant (“Vecchio Granaio”) is only one km from the villa.

 VILLA CALZOLARO Nur 15 km von Città del Castello (Umbrien) und nur 30 km von Cortona (Toskana) entfernt, auf einer der Hügel, die das Tal „Alta Valle del Tevere“ beherrschen, liegt “Villa Calzolaro”.  Man kann sie dank der Ruhe, die hier herrscht und den hohen Bäumen, die sie umgeben, als grünes Paradies bezeichnen.
In dem ganz eingezäunten Park der Villa, erreichbar durch ein elektrisches Tor, befindet sich der Pool (13x 6,5 m; Tiefe 0,80-2,5 m) offen von dem ersten Samstag im Mai bis zum ersten Samstag in Oktober. 100 m englische Wiese trennen den Pool von der Villa. Nicht weit von der Villa entfernt ist ein Ofen, der einst für das Brotbacken verwendet wurde und heutzutage als Grill benutzt wird. Der Garten ist so gut gepflegt, weil ein Gärtner 2-3 Mal in der Woche kommt, um die Wiese und die Pflanze zu gießen.
Auf der Frontseite der Struktur befindet sich die Villa und auf der hinter Seite das Nebengebäude. Villa und Nebengebäude (ca. 500m²) werden immer zusammen vermietet, um die Privatsphäre der Gäste zu garantieren.

Die Villa
Sie hat drei Stockwerke. Im Erdgeschoß sind drei Eingänge: zwei auf der Frontseite der Villa (Küche und Wohnzimmer) und eins auf der Seite. Im Erdgeschoß befinden sich die Küche (mit Kühlschrank, Spülmaschine, elektrischem Ofen und allem, was man zum Kochen braucht), das große Wohnzimmer (mit zwei imposanten Steinbogen, bequemen Sofas, Kamin, Sat-Tv Hot Bird) und ein WC. Von Wohnzimmer aus kommt man hinaus, wo der Grill sich befindet. Über eine Holztreppe in Wohnzimmer erreicht man den ersten Stock. Dieser Stock ist auch über eine Außentreppe mit Loggia erreichbar. Über die Innen- sowie die Außentreppe kommt man in einen Saal mit einem Steinwand und Kamin. Von diesem Raum erreicht man ein Zimmer mit Stockbett und eigenen WC, ein Doppelbettzimmer und über einer Holztreppe den zweiten Stock. Hier sind zwei Doppelbettzimmer, zwei Zweibettzimmer, ein Wohnzimmer, zwei Bäder mit Badewanne und ein Bad mit Dusche.

Das Nebengebäude
Es ist nur aus der hinteren Seite der Villa erreichbar. Im Erdgeschoß sind ein kleines Einzelbettzimmer und eine steile Treppe, die in den ersten Stock führt. Im ersten Stock befinden sich ein Wohnzimmer mit Kamin, zwei Doppelbettzimmer, ein Bad mit Badewanne und die Küche.
„Villa Calzolaro“ kann von einer Gruppe Freunde oder von wohlhabenden Leuten, die mit ihrem Diener bzw. Hausmädchen fahren möchten, gemietet werden. Hunde sind erlaubt, aber nicht mehr als zwei.
Ein Urlaub in dieser Villa zu verbringen ist einfach bezaubernd: Ruhe, Eleganz und guter Geschmack sind die Wörter, die am besten diese Struktur beschreiben.
