Il  Poggiolo è un’azienda immersa nel verde degli olivi della campagna e dista soli 5 km dalla città  di Grosseto e  circa 17 km dal mare. Gli  attuali proprietari, una  volta arrivati in Toscana, si innamorarono subito di quest’azienda  tanto da  decidere di costruirvi la loro abitazione e altre due da destinare ai loro ospiti. I proprietari abitano nella parte centrale della struttura; gli ospiti nelle due strutture ubicate a destra ed a sinistra della casa padronale. Entrambe le case offrono molta privacy. La piscina (6x12m) allieterà le vostre vacanze estive. Al vostro arrivo  percorrerete una piccola strada imbrecciata che attraversa  un piccolo oliveto.

Giuggiolo
L’abitazione degli ospiti già realizzata è quella ubicata sulla destra con  una grande palma nel giardino. Si accede al portico attraversando il giardino che circonda l’abitazione.  Un comodo tavolo da giardino vi farà trascorrere delle piacevoli serate e delle gradevoli colazioni durante la mattina. L’abitazione ha  due ingressi nella parte anteriore ed un altro in quella posteriore. Dall’ingresso principale si accede al soggiorno con angolo cottura. Tutto è curato nei minimi particolari: cucina  in muratura  in legno, lavastoviglie, tavolo toscano dove poter mangiare e,  sul lato destro, la  porta che conduce al retro  del fabbricato e da cui potrete ammirare la vigna di cui dispone l’azienda.
A piano  terra si trova un’ampia camera matrimoniale con camino. Dalla camera, per mezzo di una porta-finestra, si può accedere al porticato. Sempre a piano terra vi è un primo bagno con doccia.
Due rampe di scale vicino al  bagno  vi condurranno al  primo piano ove si trovano 2 camere da  letto. Una matrimoniale e l’altra con due  letti singoli. L’altro bagno presente nel corridoio è munito di doccia.
Una recinzione che abbraccia l’intero giardino della casa offre la possibilità di portare in vacanza anche il vostro cane. Evitate, però, che il vostro cane faccia “toilette” in giardino….

Oleandra
E’ l’abitazione di ultima realizzazione e si trova sulla sinistra del complesso. L’accesso è sul retro, dunque la privacy per gli altri ospiti di “Giuggiolo” è garantita.
Un porticato permette agli ospiti di mangiare all’aperto. Una volta entrati nel soggiorno con angolo cottura, munito di tutto l’occorrente, per mezzo di una porta si accede al reparto notte del piano terra costituito da un bagno con doccia e due camere matrimoniali.
Sulla sinistra del soggiorno una rampa di scale conduce al primo piano dove troviamo altre due camere matrimoniali ed un secondo bagno con doccia.
L’abitazione “Oleandra” è ideale anche per i portatori di handicap.

Ciascuna abitazione dispone di aria condizionata, lavastoviglie, lavatrice e Tv satellitare.

IL POGGIOLO This property is surrounded by the green olive trees of the Tuscan countryside. It is only 5 km from the town of Grosseto and 17 km from the seaside. When the owners arrived in Tuscany they fell in love with this house and decided to settle in the central part of the building and leave the other two parts, one to  the left and one to the right, to be let. Both parts have a lot of privacy. The pool (6x12m) will help you enjoy your summer holidays. Before you get to “Il Poggiolo” you will have to drive along an unpaved road that winds through a small olive yard.

Giuggiolo
This part, which was first refurbished to be let, is the one to the right of the central building. You can get to the porch by crossing the garden that surrounds the house. A comfortable garden table can be used to take meals outside. The house has two entrances at the front and one at the back. The main entrance leads you to the living room which has a cooking area. The whole house has been perfectly redone. The stone kitchen has a dishwasher, a Tuscan table which can be used  to take meals, and, on the right, a door leading to the back of the building where you will be able to enjoy the sight of the property vineyard. There is a large double room with a fireplace on the ground floor. From this room, by means of a French Door, you can get to the porch. There is also a bathroom with a shower on this floor. Two flights of stairs, near the bathroom, lead to the first floor where there are  two bedrooms (one double and one with twin beds). The bathroom in the corridor has a shower. The garden is totally fenced so you will be able to take your dog with you, if you want. Just make sure your dogs will not foul the garden.

Oleandra
This is the house that has  been finished  recently and which is to the left of the central building. The entrance door is at the back which guarantees the privacy of the “Giuggiolo” guests. A porch will allow people to have meals outside. The living room, which has a fully equipped cooking area, has a door leading to the ground floor night area where you can find a bathroom with a shower and two double bedrooms. To the right of the living room, a flight of stairs leads to the first floor where you can find two more double bedrooms and another bathroom with a shower. “Oleandra” is ideal also for handicapped people.

Each house has air conditioned, a dishwasher, a washing machine and SAT TV. “Il Poggiolo” is ideal for people who love the countryside, quietness and typical Tuscan villages.

 IL POGGIOLO Nur 5 km vom Städtchen  Grosseto entfernt und ca. 17 km vom Meer liegt inmitten eines Olivenhains die Azienda Il Poggiolo. Die Besitzer, einmal in der Toskana angelangt, haben sich sofort in dieses Haus verliebt und sich entschlossen, daraus einen Ferienort zu bauen.
Die Besitzer bewohnen den mittleren Teil dieses Hauses und die Gäste werden in den Seiten-Flügeln untergebracht. Das Haus hat sehr viel Privatsphäre. Abkühlung bringt das wunder-schöne Schwimmbad (6x12 m). Die Zufahrt erfolgt über eine Schotterstrasse durch einen kleinen Olivenhain.

Giuggiolo
Diese Wohnung liegt auf der rechten Seite mit einer grossen Palme im Garten, durch den man eine überdachte Terrasse erreicht. Bequeme Gartenmöbel laden zu gemütlichem Essen im Freien ein. Das Haus hat einen Vorder- und einen Hintereingang. Ueber den Vordereingang kommt man in den Wohnraum mit Kochzeile. Alles ist bis ins kleinste Detail sorgfältig eingerichtet. Küche mit Holzwänden, Geschirrwaschmaschine, schöner toskanischer Tisch und auf der Rückseite eine Tür, die den Blick auf die wunderschönen Weinberge freigibt.
Im Parterre befindet sich ein grosses Doppelschlafzimmer mit Kamin. Von hier aus kommt man durch eine Fenstertür in einen Bogengang und weiter zu einer ersten Dusche. Zwei kleine Treppen, neben der Dusche, führen  zu einem Doppelschlafzimmer, einem Schlafzimmer mit zwei Einzelbetten und einer zweiten Dusche.
Der Garten wird von einem Zaun umarmt, damit sie auch ihren Hund mitbringen können, der jedoch seine Toilette anderswo verrichten sollte.

Oleandra
Auf der linken Seite finden Sie Oleandra. Der Eingang befindet sich hinter dem Haus, somit ist die privacy der anderen Gäste von Poggiolo garantiert. Ein Portico erlaubt den Gästen draussen zu speisen. Durch den Eingang kommt man in ein Wohnzimmer mit gut ausgestatteter Küchenzeile. Weiter zu zwei Doppelschlafzimmer und einer Dusche. Auf der linken Seite des Wohnzimmers führt eine Treppe zum ersten Stock und zu weiteren zwei Doppelschlafzimmern und einer Dusche. Oleandra ist Rollstuhlgängig.
Beide Wohnungen verfügen über eine Klimaanlage, Geschirrwaschmaschine, Waschmaschine
und SAT-TV. Il Poggiolo ist die ideale Unterkunft für Liebhaber der Ruhe und der toskanischen Landschaft.
